Brant and Brantford Market Update

The Brant County market continued to show signs of stability and gradual growth through April. We saw 165 active listings—just slightly up from March’s 163—and sales increased from 21 in March to 30 in April. While activity is slower compared to the hot markets of recent years, these numbers are fairly similar for historical averages.


The median sale price climbed to $977,500 in April, continuing an upward trend from February’s $880,495 and March’s $940,000. Homes are also selling faster, with median days on market dropping from 22 to 18, and sellers are getting closer to their asking price—98.4% of list price in April versus 96.9% in March.


What does this mean?

Buyers are still active and motivated, especially for well-presented homes priced right. We're seeing signs of growing confidence in the market, but also a need for strategic pricing and strong marketing to stand out.


For both buyers and sellers, while there is still a level of uncertainty in the markets, we have still seen an increase in market activity relating to new listings, number of sales and an increase in home prices.

Brantford:


In Brantford, we saw 271 active listings in April—up from 236 in March—while the number of sales dipped slightly from 83 in March to 77 in April. Historically, the spring market brings a stronger surge in sales, so this year is tracking a bit softer than usual.


The median days to sell remained consistent, with homes moving in about 16–17 days, and sellers continued to receive strong offers, averaging around 98.6% of list price in April. However, pricing has been gradually declining since January. April’s median sale price was $665,000, down from $685,000 in March.

What does this mean? The Brantford market is active but more price-sensitive right now. Buyers are being selective and cautious, which puts pressure on sellers to price competitively and present their homes in top condition. If you're a buyer, this softer pricing trend may offer a great window of opportunity. If you're thinking of selling, it's more important than ever to work with a strategy that captures attention and delivers value.
